NSW Government Finalises Contracts for Waterloo South Housing Renewal in Australia

Wedoany.com Report-Apr. 14, The New South Wales (NSW) government has finalized agreements with a consortium to manage the Waterloo South housing renewal project in Sydney. The consortium includes Stockland, a property development company; City West Housing, focused on affordable housing; and community housing providers Link Wentworth and Birribee Housing. They will handle the design, construction, and management of the project.

The move forms part of the NSW Government’s A$6.6bn Building Homes for NSW programme.

This initiative will deliver over 3,000 new homes in Sydney’s inner city, with 50% allocated to social and affordable housing. Located on Gadigal land, the project prioritizes cultural inclusion, particularly for Indigenous residents. It will provide more than 1,000 social homes and 600 affordable homes, with Birribee Housing ensuring a significant share supports Indigenous communities.

The development will feature a two-hectare urban park and new community and retail spaces along George Street, enhancing local amenities. With contracts signed, the project advances to site investigations and planning approvals. Current residents are guaranteed new homes in the area, with Homes NSW facilitating smooth transitions. All residents have the right to return after the renewal is complete.

NSW Minister for Housing and Homelessness Rose Jackson stated: “Signing these contracts marks a historic moment for Waterloo and for social housing in Australia. We are not just replacing old homes, we’re creating a thriving, inclusive, and well-connected community that honours the rich history of the area.

“With more than 1,600 social and affordable homes, a new two-hectare park, and a commitment to Aboriginal and Torres Strait Islander housing and cultural inclusion, we are setting a new benchmark for large-scale social housing renewal.

“Every tenant will be supported through this process, and every resident has the right to return to a brand-new home once the project is complete.”

The Waterloo South project aligns with the NSW government’s A$6.6 billion Building Homes for NSW program, which aims to deliver 8,400 new public housing units, 21,000 affordable and private homes, and upgrades to 30,000 existing social housing properties across the state. Additionally, the government has approved a separate housing development in central Wollongong, expanding housing options in the region.

The project reflects a commitment to balanced urban growth, ensuring accessible housing and vibrant community spaces while respecting local heritage.
